How can I found out if property is for sale before signing a lease?

Owner was asked THREE times if she plans to sell, and she stated NO. However, that doesn’t mean she’s being honest. I’ve been told it’s easier to sell a place if it is occupied. This is the reason I’d like to verify things on my own if possible.
